Most people assume the best time to list your home in Austin is in the summer… the very best time to list, regardless of whether you live downtown Austin or in the suburbs, might surprise you.
If you are thinking about selling your home, you might be struggling with when to make your move. You want to get the best possible price per square foot available. You’ve heard lots of conflicting information. One Realtor tells you to wait for spring. Another tells you that summer is hot. How do you know who is giving you the best information? The Shannon Schmitz Group is here to help – by providing some cold, hard facts.
Let’s consider the simple concept of supply and demand. Investopedia.com has a great description:
“Generally, if there is a low supply and a high demand, the price will be high. In contrast, the greater the supply and the lower the demand, the lower the price will be”.
The word is out. Austin is growing. You probably have heard from what seems like every media outlet in the country (or at least in Travis county), 158 people move to Austin every day. In December, economist Angelos Angelou reported in his address that the total number of new residents in Austin in 2013 alone was 54,700. That number is expected to grow to 57,000 in 2014. Every one of those 50,000+ people needs a place to live. Sure, some people will move in with relatives and some will rent, but many will be looking to buy.
So, clearly, we have the demand. If you are thinking about listing your home, shouldn’t you consider listing when supply is at its lowest?
Let’s take a look at some statistics, shall we? Last year, Austin’s Multiple Listing Service (MLS) reported that the number of listings inside the Austin city limits peaked in July at 11,601 homes available. The lowest number of homes listed was in January and February with 6,292 and 6,665 respectively – almost half the supply was available in those late winter months.
Take a look at the number of listings per month for the entirety of 2013. It might just help you make your next best decision.
