Everyone is saying it, so you know it’s true: the real estate market is on fire.  If you are thinking of upgrading OR downsizing, you are likely concerned about the timing of buying and selling in Austin.

Many of our clients at the Shannon Schmitz Group need to time this perfectly – so they don’t end up with two mortgage payments… or worse… homeless.  You might have kiddos that you don’t want to uproot in the middle of a school year, and you may not be able to even consider moving in the months of November and December… because the holidays are crazy enough, right?  If you identify with any of these scenarios, this blog series is for you. 


3.  Get on an MLS search AT LEAST 3 months before you make your move.

We want you to be confident about your purchase.  You need to be personally aware of the inventory that’s out there, the average price per square foot and how long homes are generally on the market before they get scooped up.

You might have read the most recent report from ABOR that states that homes are generally on the market for 40 days.  However, movement in some areas, like the 78704 go much faster (to keep up with how quickly homes move in that neighborhood you can follow Morgan Smith’s Facebook Page: Austin Hip Zip).

In order get the timing right, you will need to be ready to act.  While we will advise you, nothing will make you feel more assured when you make that offer than having seen the market in action for yourself.   Knowledge is power!
